Nestled within the stunning Roro Estate in Glen Lyon — Scotland’s longest and arguably most beautiful glen — Balmenoch Cottage is a charming Highland retreat, just 16 miles from picturesque Killin and 18 miles from Aberfeldy in Highland Perthshire.
Reaching the cottage is part of the experience, with a breathtaking drive alongside the River Lyon before continuing for a mile on private estate roads through woodland and open moorland.
This traditional Highland cottage has been beautifully refurbished while retaining its timeless charm. Inside, the stylish open-plan lounge, dining, and kitchen area is decorated in soft whites and creams, creating a bright and welcoming space.

Two large sofas and an armchair invite relaxation in front of the cosy open fire, while the well-equipped kitchen and wooden dining table provide everything needed for sociable mealtimes.
The master bedroom enjoys stunning views across Glen Lyon—keep an eye out for pine martens at dawn, deer wandering in at dusk, and owls swooping through the trees at night. It features a comfortable double bed, a built-in wardrobe, and an en-suite bathroom with a bath and hand-held shower.
The second bedroom is a bright and cheerful twin, overlooking the garden, and there’s also a spacious shower room with laundry facilities.Set in a large, enclosed grassy garden, Balmenoch Cottage is perfect for families and pet owners. Children can play safely within the fenced grounds, but care should be taken around the nearby waterfall and the lochan tucked behind the cottage.
With sheep often grazing on the surrounding hillsides, dogs must be kept under control.Encircled by a historic drystone dyke, a reminder of Glen Lyon’s rich rural past, Balmenoch Cottage is a true haven of tranquillity. The only sounds are the rush of the waterfall, birds calling across the moor, and, in autumn, the echo of red deer stags roaring in the glen.
